Solaris Meadows Gate, Pitt Meadows, B.C. (Gateway Architecture).
A complex consisting of three high-rises and one low-rise concrete frame mixed use commercial and residential buildings, constructed over below-grade reinforced concrete parking structures. The exterior consists of aluminum frame windows and doors and cast-in-place concrete walls. The buildings’ also contain low slope SBS roofs. Sam provided building envelope services, while working for a competitive building envelope firm. Project was under construction when Sam last worked on development.

Luxe, Burnaby, B.C. (Rafii Architects)
Two high-rise concrete frame residential buildings, constructed over below-grade reinforced concrete parking structures. The exterior consists of coated cast-in-place walls and aluminum frame windows and doors. The building also contains low slope SBS roofs. Sam provided building envelope design review, while working for a competitive building envelope firm.

Urba and Circa, on Vanness Avenue at Collingwood Village, Vancouver, B.C. (LDA Architects)
Two high-rise concrete frame residential buildings, constructed over below-grade reinforced concrete parking structures. The exterior consists of coated cast-in-place walls, aluminum frame windows and doors, and isolated areas of rain-screen stucco cladding. The building also contains low slope SBS roofs. Sam provided building envelope services, while working for a competitive building envelope firm.

A heritage house and a residential high-rise building complex. The high-rise consists of a concrete frame structure, constructed over below-grade reinforced concrete parking structures. The exterior consists of aluminum frame windows and doors and cast-in-place concrete walls. The building also contains low slope SBS roofs. The heritage house restoration consists of re-roofing the cedar shakes sloped roof, replacing the existing siding with new rain-screen siding, and more. Sam provided building envelope services, while working for a competitive building envelope firm.

Six-storey concrete frame mixed use commercial and residential building, constructed over a three level below-grade reinforced concrete parking structure. The exterior consists of aluminum framed windows and doors, metal panel cladding and painted concrete. Some roof areas feature green roofs or planting. Four-storey concrete framed mixed use commercial and residential low-rise, constructed over a three level below-grade reinforced concrete parking structure.  The exterior consists of aluminum framed windows and doors, metal panel cladding and painted concrete.  Some roof areas feature green roofs or planting. Sam provided building envelope design review and below-grade field reviews during the building envelope construction, while working for a competitive building envelope firm.
 


The Pomaria, Vancouver, B.C. (Raffi Architects)
30-storey concrete framed mixed use commercial and residential high-rise, containing live-work space and constructed over a sixth level below-grade reinforced concrete parking structure. This project won Best High-rise Development at 2007 UDI Awards. The exterior consists of residential window wall and painted concrete.  Some roof areas feature green roofs or planting.  Sam provided building envelope design review and field reviews during the building envelope construction, while working for a competitive building envelope firm.

30-storey concrete framed mixed use commercial and residential high-rise, containing live-work space, retail space, public amenities, etc. and constructed over a seven level below-grade reinforced concrete parking structure. The complex included preserving the condition of the Heritage Façades on the lower levels. The exterior consists of residential window wall, metal cladding, andesite stone and brick veneer at the Heritage Façades, and painted concrete.  Some roof areas feature green roofs or planting. Sam provided building envelope design review and field reviews during the building envelope construction, while working for a competitive building envelope firm.

45-storey concrete frame mixed use commercial and residential high-rise, containing public amenities such as a swimming pool, basketball court, gymnasium, etc., constructed over a five level below-grade reinforced concrete parking structure. The complex includes preserving the condition of the Heritage Façades on the lower levels. The exterior consists of residential window wall, punched windows, brick veneer at the Heritage Façades, and painted cast-in-place concrete. Some roof areas feature green roofs or planting.
